About Topdown Renos
Home renovation in Toronto is what we do every day. Topdown Renos is a licensed and insured general contractor serving the Greater Toronto Area, with project managers who handle the permits, the trades, the inspections and the cleanup so you do not have to. We work on detached homes in North York and Scarborough, semis in the Junction and Roncesvalles, condos along Yonge and Bloor, and large custom houses in Vaughan and Richmond Hill.
Most of our clients come to us through referrals after a kitchen, bathroom or basement project. Our team includes carpenters, electricians, plumbers and project leads who have worked on Toronto housing for years, so we know how older homes behave when you open up walls. Whether you want a single-room renovation or a whole-home remodel, we give you a written itemized quote, a real timeline, and one point of contact through the entire project.

Most renovation horror stories trace back to fuzzy quotes, no project manager, or trades disappearing mid-job. We fix those three things on every project we run.
Every line item visible. Cabinets, counters, plumbing, electrical, paint — all priced separately so you know exactly what you are paying for. No bundled "labour and materials" lump sums.
A single project manager handles every trade, schedules every inspection, and answers every question. You always know who to call. Weekly progress updates included.
If something we built fails, we come back and fix it. Licensed, insured, WSIB-covered. Insurance certificate available before you sign. Permits pulled with the City of Toronto.

“Our 1960s bathroom in Scarborough was long overdue for an update. New vanity, tile work, and fixtures. They worked around our schedule and the result looks amazing.”
Priya R.

“Had a second-floor addition done on our bungalow in Etobicoke. The structural work was complex but they managed the whole process including permits. Added 800 sq ft and it looks like it was always there.”

Home renovation costs in Toronto vary widely by scope. A bathroom refresh can run $15,000-$25,000, a mid-range kitchen $35,000-$60,000, a finished basement $40,000-$80,000, and a full home gut renovation $200,000 and up. We give itemized written quotes so you can compare apples to apples.
A bathroom renovation usually runs 2-4 weeks, a kitchen 4-8 weeks, a finished basement 6-10 weeks, and a second-floor addition 4-6 months including permits. Timelines depend on scope, structural work, and how quickly the City of Toronto issues permits.
Cosmetic work like painting, flooring and cabinet swaps usually does not require a permit. Anything structural, electrical rewiring, plumbing relocation, basement secondary suites, or additions requires a building permit from the City of Toronto. We handle the permit application as part of the project.

Yes, all in-home estimates are free. We measure the space, talk through your priorities and budget, and follow up with a written itemized quote within 3-5 business days.
Process
Most projects move through five stages. We send a project lead to your house for a free estimate, walk through the space, and ask what you want changed. From there we build a written quote with allowances for finishes, then schedule a design meeting so you can pick tile, cabinets, counters and fixtures.
Once selections are locked in, we apply for City of Toronto building permits where required. Construction begins after permits are issued. Demolition and rough-in trades go first, then inspections, drywall, tiling, cabinets, paint, and final fixtures. We hand the space back clean, with a final walkthrough and a punch list.
If you want to compare options before booking an estimate, our pricing guides break down the numbers: kitchen renovation cost in Toronto, bathroom renovation cost, basement renovation cost, and home addition cost. For background on local building rules, see the Ontario Building Code and the City of Toronto building permits page.
