Topdown Renos is a licensed and insured general contractor serving the Greater Toronto Area, with project managers who handle the permits, the trades, the inspections and the cleanup so you do not have to. A bathroom renovation usually runs 2-4 weeks, a kitchen 4-8 weeks, a finished basement 6-10 weeks, and a second-floor addition 4-6 months including permits. Timelines depend on scope, structural work, and how quickly the City of Toronto issues permits.

Do I need a permit for my Toronto renovation?

Cosmetic work like painting, flooring and cabinet swaps usually does not require a permit. Anything structural, electrical rewiring, plumbing relocation, basement secondary suites, or additions requires a building permit from the City of Toronto. We handle the permit application as part of the project.

Are you licensed and insured?

Yes. Topdown Renos is fully licensed and carries general liability insurance plus WSIB coverage. We can provide a copy of our insurance certificate before work begins.

Which areas of the GTA do you serve?

We work across the Greater Toronto Area including Toronto, North York, Scarborough, Etobicoke, Vaughan, Markham, Richmond Hill, Mississauga and Brampton. If you are inside Highway 407, we travel to your home for the estimate.

Do you offer free estimates?

Yes, all in-home estimates are free. We measure the space, talk through your priorities and budget, and follow up with a written itemized quote within 3-5 business days.

Process

How a Topdown renovation works.

Most projects move through five stages. We send a project lead to your house for a free estimate, walk through the space, and ask what you want changed. From there we build a written quote with allowances for finishes, then schedule a design meeting so you can pick tile, cabinets, counters and fixtures.

Once selections are locked in, we apply for City of Toronto building permits where required. Construction begins after permits are issued. Demolition and rough-in trades go first, then inspections, drywall, tiling, cabinets, paint, and final fixtures. We hand the space back clean, with a final walkthrough and a punch list.
